If water is coming in right now, call. Emergency roof repair on a century Stoughton home has a wrinkle newer houses do not: water does not travel in a straight line. Board decking with gaps, balloon framing and a hundred years of alterations mean the leak can appear two rooms away from where it started.
Four things about century construction that change where the water shows up and what it damages on the way.
Water finds the gaps
Continuous sheathing makes water run more or less straight down. Spaced boards let it drop through at any gap and land on a joist, run along it, and emerge somewhere unrelated to the hole. Repairing above the stain on a Stoughton house is how people pay twice.
Cavities that run floor to floor
In older framing the wall cavities can run uninterrupted from the sill to the attic. Water entering at the roof can appear on a first-floor ceiling having bypassed the second floor entirely. It also means a fire and water path that modern framing does not have.
It fails differently from drywall
Wet plaster on wood lath holds weight far longer than drywall does, then lets go all at once. A bulging plaster ceiling is more dangerous than a bulging drywall one, and it is worth draining deliberately rather than waiting.
Access takes longer
Above 8:12 nobody should be walking a wet roof without staging. Tarping a steep century roof properly takes longer and holds; doing it quickly does not.
Properly staged and battened on steep pitch, so it holds rather than slides.
We follow the water back through decking and framing instead of repairing above the stain.
Draining a wet plaster ceiling deliberately rather than waiting for it to let go.
Steam, never chipping. Chipping damages the shingles you are trying to protect.
Photographed before the tarp goes on, because the adjuster cannot assess what is covered.
If the roof is at end of life we will say so. If it is a two-hour repair we will say that too.
If the damage came from a storm event, tarping is frequently covered by your policy as mitigation. Keep the receipt and photograph everything before the tarp goes on.

I'm extremely impressed with the Exteriors company and their work. We had a strange door/lock issue, called MANY companies and the Exteriors Company was the only company willing to come and look at our door. They called me right back when I left a message, were on time for the appointment and did a wonderful job in fixing the problem. Tony and Andrew are the best! In addition to fixing the problem, they were extremely kind people, too. We need more of this in our world now. We are extremely grateful to have a working door again. Thank you! We will be using your company again and tell all of our friends about your services.![]()

The Exteriors Company deserves 6 out of 5 ⭐ I cannot give them enough praise. I'll summarize here in case you don't want to read a lengthy review. The highlights were communication, quality of work, price, and customer service. I cannot wait to work with The Exteriors Company again. The Exteriors Company could teach a master class on contractor/customer interactions. If you need exterior work done, call The Exteriors Company! FOR REAL. LENGTHY REVIEW STARTS HERE: It took over a year and a half and meeting with 15 roofing companies to finally find the right company for my job: The Exteriors Company. My house has a modern/Frank Lloyd Wright kinda vibe - lots of different roof sections and pitches. A majority of the first 15 contractors that bid on my roof repair wanted to sell me a new roof. The problem with my roof was a design flaw and a new roof would have eventually led to more water in my house. This was confirmed by an architect. If you look at the before and after photo, you can see how ridiculous the design was. We had water coming into our house anytime it rained and when the snow melted. It was awful. We were lucky enough to have Ryan (the owner of The Exteriors Company) come look at our roof. The first thing he said after climbing on to the roof was, "You need to redo this whole area," confirming what we already knew. That was the first clue that we found a good roofing contractor. After talking in person and over email with Ryan and getting the contract for the project, we knew we found the right company. Ryan was so communicative. He reached out regularly through the repair process. We had four different teams (framing, roofing, siding and gutters) work on our repair. We were notified in advance when to expect each team. Then each team project manager reached out via text a day or two before and the day of their work. Each team was on time and did beautiful work. They were also tidy and I felt like they respected our home and property. Shout out to Taylor Paar and Scott Mack (roofing project manager and siding manager). Both these fellows came to meet with me and my husband to review the work that was done and to make sure everything was done to our liking. And to make sure we didn't have any concerns or questions. The entire experience from start to finish was incredible. The Exteriors Company very obviously cares deeply about the quality of their work and customer satisfaction. If I could give more than five stars, I would gladly do that. I wish more contractors/vendors followed the playbook that The Exteriors Company has perfected. JOB ???????? WELL ???????? DONE ????????????????????????????????????????????????????????????????????????????????![]()

Almost certainly not directly above it, and on a Stoughton house that is normal rather than strange. Board decking with gaps lets water drop through at any point and run along a joist, and older balloon framing can carry it down inside a wall cavity past an entire floor. Tracing it properly is the job. Repairing above the stain is how people pay for the wrong fix twice.
Drain it deliberately. Put a bucket underneath and puncture the centre with a screwdriver. Plaster on wood lath holds far more weight than drywall does and then releases all at once, so a bulging plaster ceiling is genuinely more dangerous than the drywall equivalent. A small hole you made on purpose is much better than what happens otherwise.
Emergency tarping is same-day, usually within a few hours. We are 14 miles northwest. After a major storm the queue is longer because everyone calls at once, and we will give you a real time rather than a vague window.
Yes, and it takes staging and two people rather than one person with a ladder. That is why it costs more than tarping a shallow roof and why some contractors offer a next-day appointment instead. A tarp thrown over a steep roof and weighted with lumber will slide, usually taking shingles with it.
No, and on a steep century roof less than anywhere. Wet roofs and old, sometimes brittle decking are how people get seriously hurt. Contain the water inside and let us handle the roof.
No. A tarp buys you weeks, not months. We schedule the permanent repair at the same visit so you are not calling back when the next system comes through.
