You do not need a loan approved before you talk to us. Most homeowners get the inspection first, so they know the real number before they apply for anything.

We walk the roof, siding, windows, and gutters, photograph what we find, and tell you what genuinely needs doing now versus what can wait a season.

Review a written, itemized estimate

You get a line-item breakdown of materials and labor. That number is what you finance — there is no separate financed price.

Check your rate with Upgrade

The application takes a few minutes and uses a soft credit inquiry, so checking what you qualify for does not affect your credit score. A hard inquiry happens only if you accept an offer.

Choose your term

You will see the terms you qualify for side by side. Pick the shortest term whose monthly payment you are comfortable with — that is almost always the cheapest option overall.

We schedule and complete the work

Once funding is in place we order materials and put you on the schedule. Most roofs are finished in one to two days; siding and full exterior packages run longer.

Pay down on your terms

There is no prepayment penalty on any Upgrade term. If a tax refund, insurance check, or bonus arrives later, you can put it straight against the balance.

Estimated monthly payment by project size and term

The longer term is not the cheaper one

A 15-year term on a $15,000 roof cuts the monthly payment to about $161, but adds roughly $14,000 in interest over the life of the loan — close to the cost of a second roof. A 15-year term makes sense when monthly cash flow is the binding constraint. When it is not, the shorter term saves real money. Take the shortest term you can comfortably carry.

A large share of our work in Dane County is insurance restoration. Even on an approved claim, there is usually money the policy does not cover, and financing is how most homeowners handle it. You are responsible for your deductible under Wisconsin law, and we will never offer to absorb, waive, or rebate it. What financing does is let you pay it over time instead of all at once.

Straight answers before you borrow anything

We would rather lose a job than put a homeowner into a loan for work that did not need doing. Our inspectors are paid to document condition accurately, and plenty of our inspections end with us telling someone their roof has five good years left.

When work is warranted, the estimate you finance is the same estimate you would pay cash for. There is no financed price and no markup for choosing a payment plan. You are responsible for your deductible under Wisconsin law, and we will never offer to absorb, waive, or rebate it. What financing does is let you pay it over time instead of all at once.

What we will tell you honestly

Whether the project can safely wait a season. Whether a repair will get you five more years instead of a replacement. Which upgrades actually pay for themselves in Wisconsin and which are cosmetic. And if financing is a bad idea for your situation, we will say that too.

No. Checking what you qualify for through Upgrade uses a soft credit inquiry, which does not affect your credit score. A hard inquiry is only performed if you accept an offer and move forward with the loan.

 

Upgrade does not publish a single cutoff, and approval considers income, existing debt, and credit history alongside your score. The promotional 0% terms generally require stronger credit than the longer fixed-rate terms. The only way to know what you qualify for is to check your rate, which costs nothing and does not affect your score.

 

Approved loans can cover the full contract amount, so no down payment is required in most cases. If you would rather put money down to reduce the financed balance, you can.

Yes. None of the Upgrade terms carry a prepayment penalty. Paying early is how the promotional structures are meant to be used — on the 18-month option in particular, paying the balance in full before the promotional period ends is what causes the accrued interest to be waived.

No payments are due for the first 18 months, but interest accrues at 29.49% APR during that window. If you pay the balance in full before the promotional period ends, that accrued interest is waived. If you do not, it is added to your balance. This option works well when you are waiting on a specific source of funds — an insurance settlement, a home sale, a bonus — and poorly as an open-ended plan. Yes. Your deductible is your responsibility under Wisconsin law and we cannot and will not waive, absorb, or rebate it. Financing simply lets you spread that payment over a term rather than paying it in a lump sum at the start of the project.

Yes. Many homeowners finance only the portion insurance did not cover, or only the upgrades they chose to add. Tell your project manager how you want it structured and we will write the contract accordingly.

No. The estimate is the estimate. We do not carry a separate cash price and financed price.
