Madison Roofing

Tear-off and replacement, storm damage repair, and leak diagnosis on asphalt, metal, and flat systems. Wisconsin freeze-thaw cycles are hard on roofs — most of what we replace failed at the flashing and ice dam line, not in the field.

  • Full replacement — architectural shingle, standing seam metal, TPO
  • Repairs — leaks, ice dam damage, missing shingles, flashing failures
  • Ventilation correction — the reason most Madison roofs fail early
  • Insurance claims — we meet your adjuster and handle supplements

Madison Window Replacement

Full-frame and insert replacement in vinyl, fiberglass, and clad wood. In a Wisconsin winter the payback shows up on the January gas bill — we’ll tell you honestly whether your existing units are worth keeping.

  • Full-frame and pocket/insert installs
  • Egress windows for basement finishing
  • Rotted jamb and sill repair
Two-story home with new lap siding and a covered front porch

Fiber cement, engineered wood, vinyl, and steel. We pull the old course back far enough to check sheathing and house wrap — cupping and buckling are usually a moisture problem, not a siding problem.

  • Full re-side and partial replacement
  • Rotted sheathing and trim repair
  • House wrap and flashing correction

Madison Gutters & Guards

Seamless aluminum formed on site, oversized 6″ runs, and guard systems. Most ice dam calls we take are a gutter and ventilation issue combined — worth fixing together rather than one at a time.

  • Seamless 5″ and 6″ aluminum
  • Guard and screen systems
  • Downspout and drainage rerouting

Madison Storm & Hail Damage

Same-day emergency tarping, a free HAAG-certified documented inspection, and we meet your adjuster on the roof so nothing gets missed. After a storm, two things matter — stopping active damage now and getting a fair, fully documented insurance claim.

  • Same-day emergency tarping & board-up across Dane County
  • Free documented inspection with photos and a written report
  • Insurance claim support — we meet your adjuster on site

Local conditions

Madison by build era

Madison’s housing stock swings harder than almost any city its size, and it changes what the whole exterior needs — not just the roof.

Pre-1940

Isthmus, Marquette, Tenney-Lapham

Steep roofs over original board decking, wood clapboard often buried under two later layers of siding, and single-pane sash with storm windows added in the sixties. These houses need work sequenced in the right order — there is no point installing new windows before the sheathing behind them is sound. More on exterior work on Madison’s east side, where much of this housing sits.

1940–1970

Nakoma, Westmorland, Eken Park

Post-war ranches and Cape Cods. Original hardboard or aluminum siding chalking at the bottom courses, aluminum-frame windows conducting cold straight through the frame, and roofs on their second or third layer. This band is where a full exterior project returns the most, because every component is at end of life at roughly the same time. More on exterior contractors for Madison’s west side.

1970–2000

East side, Meadowood, Sherman

First-generation vinyl siding going wavy on south and west elevations, three-tab roofs reaching end of life, and 5-inch gutters undersized for the tree canopy that has grown up around them since. Complex rooflines start here, which means flashing and valley detail matter more than product brand.

2000–today

Grandview Commons, far west side

Young components across the board, so almost every call in this band is storm and hail rather than age. Damage on an eight-year-old roof is invisible from the ground, and the siding and gutters on the same elevation usually took the same hit. If a storm has opened your roof, we offer same-day roof tarping in Madison.

Why one contractor

The exterior is one system, not five trades

Most Madison homeowners hire a roofer, then a siding company, then somebody for gutters. Here is what that costs them.

The roof and the gutters are one system

Ice damming is not a gutter problem or a roof problem. It is an attic ventilation problem that shows up at the eave, and fixing it means touching insulation, intake vents, the roof edge and the gutter together.

Siding jobs expose window flashing

Once the siding is off, the flashing at every window and door is visible and accessible. Doing windows in the same project costs far less than doing them two years later.

Storm claims span trades

Hail that damaged your roof almost always hit the siding, gutters and screens on the same elevation. One contractor documenting all of it is the difference between a complete claim and a partial one.

Fascia sits between three trades

Rotted fascia is found by the gutter crew, caused by the roof, and covered by the siding. When those are three companies it becomes nobody’s problem.

One contract, one warranty

When the roofer blames the siding crew and the siding crew blames the roofer, you are the one holding the leak. Our 25-year workmanship warranty covers the whole envelope.

One permit process

We file with the City of Madison Building Inspection Division once for the project, rather than you coordinating three separate applications and three inspection windows.

Permits & code

We pull the City of Madison permit

Madison runs its own permit process through the Building Inspection Division, and it is separate from Middleton, Fitchburg, Sun Prairie and every other municipality we work in. Roof replacement, siding replacement and window replacement generally require one.

We file it as part of the job. On a combined project that means one application covering the whole scope rather than you coordinating three of them and three inspection windows.

Homes in Madison’s historic districts — Mansion Hill, Third Lake Ridge, University Heights, Marquette Bungalows and others — may require additional review before visible material changes.

That affects material selection and timeline more than whether the work can happen. We check your address at the estimate and tell you what it adds, rather than discovering it after the material is ordered.

Madison questions

Answered By The Exteriors Experts

The whole exterior. Roofing, siding, windows, gutters, soffit and fascia, and storm restoration across all of it. We are a general contractor for the building envelope, which means one contract, one crew schedule and one warranty rather than four companies pointing at each other.

Yes, and it is usually cheaper that way. Shared mobilization, one dumpster, one permit application and one set of scaffolding. It also means the transitions between trades — roof to fascia, siding to window flashing — are detailed by people who are accountable for both sides of the joint. For budgeting, see our guide to Madison roof replacement costs.

For roof replacement, siding replacement and window replacement, generally yes. The City of Madison runs its own process through the Building Inspection Division, separate from Middleton, Fitchburg or Sun Prairie. We pull it as part of the job rather than leaving it with you.

Homes in districts like Mansion Hill, Third Lake Ridge and University Heights may require additional review before visible material changes. It affects material choices and timeline more than feasibility. We will tell you at the estimate whether your address is affected.

A roof is typically one day. Siding runs three to seven. Windows are usually a day for a whole home. A combined project on a typical Madison home runs one to two weeks of active work, scheduled so the house is never left open.

Usually yes — one event, one claim, one deductible, even when the roof, siding, gutters and screens are all involved. That is exactly why having one contractor document the whole exterior matters. Partial documentation is the most common reason homeowners end up paying for the second half themselves.

Yes! Low-slope and flat systems including EPDM, TPO and modified bitumen, plus siding and envelope work on commercial and multi-family properties.
