Most Madison homes fall between $9,500 and $18,000 for a full architectural asphalt replacement on a 1,800 to 2,400 square foot house. Standing seam metal runs $24,000 to $45,000. What moves the number is pitch, number of stories, how many valleys and skylights break up the field, whether decking needs replacing, and whether ventilation has to be corrected. A two-story with dormers can cost more than a larger ranch with a simple roofline.

 

Shorter than the rating on the wrapper. A 30-year architectural shingle in Dane County realistically gives you 20 to 25, and the difference is almost always attic ventilation. Freeze-thaw cycling and ice damming punish the eaves, while a hot under-ventilated attic cooks shingles from below. Correct the ventilation and you get most of those years back.

 

Yes. The City of Madison Building Inspection Division requires a permit for roof replacement, and we pull it as part of the job rather than leaving it to you. Fitchburg, Middleton, Verona, Sun Prairie, and the other Dane County municipalities each have their own process, and we handle those the same way. If your home is in a historic district like Mansion Hill or Third Lake Ridge, visible material changes may need additional review.

Wisconsin allows two layers, and we generally won’t do it. You can’t inspect the decking, the second layer runs hotter and fails early, most manufacturers won’t extend a system warranty over it, and you pay twice for tear-off later. The savings are real but small, and they get spent within ten years.

 

If the damage came from a covered event like hail or wind, often yes. Age-related wear is never covered. Document before you repair anything, file within your policy’s window, and have someone who knows roofs meet the adjuster — the initial scope frequently misses damage, and supplements are routine. We inspect free and handle that process.
