Egress Windows & Window Replacement in Cottage Grove

The most common window job in Cottage Grove is not a replacement — it is an egress window, cut into a foundation wall so a finished basement bedroom is legal. This is a village of two-story family homes on full basements, and sooner or later the basement gets finished and somebody discovers the code requirement halfway through.

Local conditions

Why egress comes up so much here

A housing profile of 1990s-to-2010s family homes on full basements produces one dominant window question.

The rule

What egress actually requires

A basement room used as a sleeping room needs an opening that someone can get out of and a firefighter can get in through, plus a well sized to allow it. It is a code and life-safety requirement, not an upgrade, and it is a permit item. Finishing a basement bedroom without one is a problem at resale as well as a real safety issue.

Mid-project discovery

The expensive moment

Homeowners frequently find out about egress after framing and drywall are in. Cutting a foundation opening is far easier before the room exists around it. If a basement finish is anywhere in your plans, price the egress first.

Wells and drainage

The part that gets skimped

A window well without drainage becomes a bucket against your foundation. It needs a drain to daylight or to the footing drain, and on the flat lots common here that detail matters more than the window does.

Builder packages

The other window job

The 1990s and early 2000s Village homes have first-generation double-pane vinyl now reaching seal failure. Frames are usually sound, which means inserts rather than full-frame on most of these houses.

Window services in Cottage Grove

Whole-house replacement, single-opening swaps, and the structural work that sometimes comes with them.

Egress window installation

Cutting the foundation opening, setting the window, and installing a well sized to code.

Window well drainage

A drain path so the well does not hold water against your foundation. Skipped more often than you would think.

Insert replacement

New unit inside a sound builder frame. The usual answer on Village homes.

Full-frame replacement

Frame out to the rough opening where there is rot or the opening is being resized.

Fogged glass replacement

Sometimes the glass unit alone can be replaced. We check before quoting a package.

Patio & entry doors

Same crew, same visit, and usually the same wall assembly work.

Details that matter

Planning a basement finish

If a finished basement is on your list, these are the six things to settle before anyone frames a wall.

Egress cost varies mostly with the foundation — poured concrete versus block, and how much excavation the well needs. I'm extremely impressed with the Exteriors company and their work. We had a strange door/lock issue, called MANY companies and the Exteriors Company was the only company willing to come and look at our door. They called me right back when I left a message, were on time for the appointment and did a wonderful job in fixing the problem. Tony and Andrew are the best! In addition to fixing the problem, they were extremely kind people, too. We need more of this in our world now. We are extremely grateful to have a working door again. Thank you! We will be using your company again and tell all of our friends about your services.

The Exteriors Company deserves 6 out of 5 ⭐ I cannot give them enough praise. I'll summarize here in case you don't want to read a lengthy review. The highlights were communication, quality of work, price, and customer service. I cannot wait to work with The Exteriors Company again. The Exteriors Company could teach a master class on contractor/customer interactions. If you need exterior work done, call The Exteriors Company! FOR REAL. LENGTHY REVIEW STARTS HERE: It took over a year and a half and meeting with 15 roofing companies to finally find the right company for my job: The Exteriors Company. My house has a modern/Frank Lloyd Wright kinda vibe - lots of different roof sections and pitches. A majority of the first 15 contractors that bid on my roof repair wanted to sell me a new roof. The problem with my roof was a design flaw and a new roof would have eventually led to more water in my house. This was confirmed by an architect. If you look at the before and after photo, you can see how ridiculous the design was. We had water coming into our house anytime it rained and when the snow melted. It was awful. We were lucky enough to have Ryan (the owner of The Exteriors Company) come look at our roof. The first thing he said after climbing on to the roof was, "You need to redo this whole area," confirming what we already knew. That was the first clue that we found a good roofing contractor. After talking in person and over email with Ryan and getting the contract for the project, we knew we found the right company. Ryan was so communicative. He reached out regularly through the repair process. We had four different teams (framing, roofing, siding and gutters) work on our repair. We were notified in advance when to expect each team. Then each team project manager reached out via text a day or two before and the day of their work. Each team was on time and did beautiful work. They were also tidy and I felt like they respected our home and property. Shout out to Taylor Paar and Scott Mack (roofing project manager and siding manager). Both these fellows came to meet with me and my husband to review the work that was done and to make sure everything was done to our liking. And to make sure we didn't have any concerns or questions. The entire experience from start to finish was incredible. The Exteriors Company very obviously cares deeply about the quality of their work and customer satisfaction. If I could give more than five stars, I would gladly do that. I wish more contractors/vendors followed the playbook that The Exteriors Company has perfected. JOB ???????? WELL ???????? DONE ????????????????????????????????????????????????????????????????????????????????

Cottage Grove Window Questions

Answered by Experts

If it is being used or permitted as a sleeping room, yes. It is a life-safety code requirement — someone has to be able to get out and a firefighter has to be able to get in — and it needs a permit. It also comes up at resale, because an unpermitted bedroom without egress is not a bedroom on the listing.

Before, and it is not close. Cutting a foundation opening and excavating a well is straightforward when the basement is open and considerably more disruptive once the room is framed and drywalled around it. If a basement finish is anywhere in your plans, get the egress priced first.

Yes, and it is the part most often skipped. A well without drainage collects water and holds it against your foundation wall, which is the opposite of what you want. It should drain to daylight or tie into the footing drain, and on the flat lots common in Cottage Grove that detail matters more than which window you picked.

Most complete installs land between roughly $3,000 and $6,500, and the variation is mostly the foundation and the excavation rather than the window. Poured concrete cuts differently from block, and well depth drives how much digging is involved. We give a firm number after seeing the wall.

Not necessarily. On a Village home built in the 1990s or 2000s the frames are usually sound, which means inserts rather than full-frame, and sometimes the glass unit alone can be replaced. We check the frames before quoting a whole-home package.
