In Cottage Grove the gutter is rarely the interesting part. Where the water goes after it leaves the downspout is — because on the flat Village lots it ends up against a foundation, and on Town properties it can end up somewhere considerably worse than that.
Four drainage problems, and two of them only exist on acreage.
The Village problem
Subdivision grading here is shallow, so a downspout discharging at the foundation has nowhere to send the water. It sits, soaks in against the wall and finds the basement. Extensions and proper discharge points are cheap now and expensive later — particularly in a village where finished basements are the norm.
The Town problem
On a property with a private septic system, concentrated roof runoff discharged onto or near the drain field is genuinely bad for it — saturated soil stops the field working. Downspout routing has to account for where the field is, and a lot of gutter installers never ask.
Very common
On the 1970s stock with shallow roofs, water arrives at the gutter slowly and sits. That means proper slope on the gutter itself matters more here than it does on a steep roof where momentum does some of the work.
Freeze-thaw
Snow melts off a warm roof and refreezes at the cold eave. Gutters do not cause ice dams, but they make the damage worse when they are full. The real fix is ventilation and insulation, and we will say so rather than selling you gutters.

Buried drainage costs more than a downspout extension and it is the difference between moving water six feet and moving it somewhere it cannot come back from. On a flat lot with a finished basement it is usually worth it.

LENGTHY REVIEW STARTS HERE: It took over a year and a half and meeting with 15 roofing companies to finally find the right company for my job: The Exteriors Company. My house has a modern/Frank Lloyd Wright kinda vibe - lots of different roof sections and pitches. A majority of the first 15 contractors that bid on my roof repair wanted to sell me a new roof. The problem with my roof was a design flaw and a new roof would have eventually led to more water in my house. This was confirmed by an architect. If you look at the before and after photo, you can see how ridiculous the design was. We had water coming into our house anytime it rained and when the snow melted. It was awful. We were lucky enough to have Ryan (the owner of The Exteriors Company) come look at our roof. Concentrated roof runoff discharged onto or near it saturates that soil and reduces its capacity to do the job. Downspout routing should be planned around where the field actually is, and most gutter installers never ask.
Because the downspout is putting it there. On the flat lots common in Cottage Grove, a standard extension moves water a few feet and the ground has nowhere to take it from there, so it soaks in against the wall. A buried drain to a real discharge point costs more and is usually the thing that actually solves it — especially if your basement is finished.
Usually yes, and most do not have them. Without gutters, water sheets off the eave, cuts a trench along the foundation and works at the slab edge over years. Gutter on a detached garage is one of the least expensive things you can do to protect a structure.
Depends on your lot. Under real tree cover, yes, and the type matters. On an open Village or acreage lot with young landscaping they are frequently unnecessary and we would rather say so than sell you something you do not need.
