How outbuilding roofs fail
Agricultural metal panel is screwed through the face with a rubber washer under each screw head. The washers degrade long before the steel does, and a panel roof that is leaking usually needs its fasteners addressed rather than replacement. Re-screwing is a real service and far cheaper than a new roof.
Long drives and material delivery
Town properties mean longer driveways, gravel, and sometimes no good place to put a dumpster near the structure being worked on. It affects scheduling and it should be discussed at the estimate, not discovered by the delivery driver.

LENGTHY REVIEW STARTS HERE: It took over a year and a half and meeting with 15 roofing companies to finally find the right company for my job: The Exteriors Company. My house has a modern/Frank Lloyd Wright kinda vibe - lots of different roof sections and pitches. A majority of the first 15 contractors that bid on my roof repair wanted to sell me a new roof. The problem with my roof was a design flaw and a new roof would have eventually led to more water in my house. This was confirmed by an architect. If you look at the before and after photo, you can see how ridiculous the design was. We had water coming into our house anytime it rained and when the snow melted. It was awful. We were lucky enough to have Ryan (the owner of The Exteriors Company) come look at our roof. The first thing he said after climbing on to the roof was, "You need to redo this whole area," confirming what we already knew. That was the first clue that we found a good roofing contractor. After talking in person and over email with Ryan and getting the contract for the project, we knew we found the right company. Ryan was so communicative. Often not. Exposed-fastener panel is screwed through the face with a rubber washer under each head, and those washers dry out and shrink long before the steel fails. If the panel is sound, re-screwing with oversized fasteners and new washers solves it for a fraction of replacement cost. We will tell you which you have got.
It matters more than people expect, because the permit authority is different even though the ZIP code and the name are the same. If you are unsure, we check it at the estimate. We pull the permit either way — you just need to know the rules are not identical.
Sometimes, depending on the structure and which jurisdiction you are in. It is worth establishing before work starts rather than after. We handle the filing; the point is that a house permit does not automatically cover the barn.
Usually, and it is worth discussing at the estimate rather than on delivery day. Long gravel drives, soft ground in spring and limited turnaround space near an outbuilding all affect where a dumpster goes and how material gets staged. It is a scheduling question, not a dealbreaker.
Wisconsin allows two layers and we generally will not do it. You cannot inspect the decking through a layover, the second layer runs hotter and fails early, and the tear-off you avoid today gets more expensive later.
